The project

Project for Global Holdings real estate development company to retain and reuse the majority of the existing building (a former police station), remove the Basement Level car parking and keep the Ground Floor retail space, whilst making improvements to the building’s façades. The redevelopment will create CAT A+ office space and affordable workspace, with multiple terraces, alongside amenities such as cycle storage.

The project includes the construction of an additional floor and roof, as well as façade replacement to both the Whitfield Street and Tottenham Court Road elevations. The works are being undertaken in close collaboration with Marks & Spencer whilst they remain in operation on Ground Floor Level at the Tottenham Court Road side of the building.

We’re delivering

  • Dedicated, high-spec office reception at Ground Floor
  • Relocation of cycle store to GF for improved ‘EoJ’ facilities
  • Extension to First Floor to incorporate relocated retail plant and additional office area.
  • Extension to Second, Third and Fourth Floors (façade in pre-cast stone)
  • Removal of all existing façade finishes and reconstruction in brick and stone
  • New loggia terraces at First and Second Floors and roof terraces to Third and Fourth Floors to South elevation
  • New Fourth Floor office accommodation
  • Reconfiguration of plant room
  • M&S Food Hall remains fully operational during the project
  • Delivery of BREEAM Excellent, NABERS UK and WiredScore ratings
